Lorne Drainage is part of Lorne Mark & Fastighetsservice AB and works with drainage, insulation and moisture protection for villas, housing associations and larger properties. Since 2009 the business has been built around clear quotes, in-house staff and solutions that still feel right when the project is finished.
A functioning drainage system protects the foundation from moisture, water ingress and follow-up damage in basements and ground-level constructions. That is why we always start by reviewing soil conditions, stormwater and the most suitable way to protect the building.
When a project requires it, we also restore stairs, entrances, paved areas, waterproofing layers and other parts affected during the work. That gives you one clearer point of responsibility from quote to finished result.
We prefer to begin with a site visit where we review the ground, site levels, stormwater, access and how restoration should be planned. Only then can we tell whether the project is purely drainage or if insulation, capillary-breaking material, waterproofing or restoration also need to be included.
That gives you a more reliable quote, better expectations and fewer surprises during the work itself. For villas, housing associations and larger properties, that clarity often matters just as much as the technical work below ground.

An on-site visit makes it easier to see whether the issue mainly comes from drainage, stormwater or the surrounding construction.
It is rarely responsible to promise a fixed price before seeing the property. The cost depends on the building perimeter, excavation depth, soil conditions, stormwater handling, machine access and how much restoration is needed afterwards.
In many cases yes, for the labour part of the work. As of January 1, 2026, the Swedish ROT deduction is 30 percent of labour cost according to the Swedish Tax Agency. Materials, machines and related costs are normally handled separately in the quote.
In many cases yes, although the plot and some access routes will be affected while work is ongoing. During the site visit we explain access, safety and how everyday life around the property may be affected.
Drainage removes groundwater around the foundation. The stormwater solution handles water from roofs, downpipes and hard surfaces. Insulation and capillary-breaking materials help the wall stay warmer and drier. For the solution to work long term, these parts need to work together.
